So these people borrowing 50% more than the CV to buy a house (which is dumb, imo, but, hey, *razzle dazzle*Auckland*razzle dazzle*) 'deserve' (for lack of a better word) to have their house price (CV) cut by, lets say half, meaning they effectively paid triple the price for their home.
So after the mortgagee auction, where their house sells for 100% of the new CV, they then get to service a loan which is now twice the amount of houses on the market... for nothing.

Sounds pretty fair.

When does the value of one's home really matter? I can't think of any examples that would affect a broad portion of the population.

I can see a plus for buyers of their family home, negative for sellers after a return on investment. And mortgagee sales I guess? People wanting a second mortgage?

In the last 5-6 years my house has increased in value by around 30% independent of any improvements. Basically just because prices keep going up.

This is why I don't get why the increasing/decreasing value of homes matters to most home owners. If all prices go down and you're looking to move, no worries, you sell your house for cheap, buy a new one for cheap.

It would only matter to a small minority looking to get cash out of their home at the point prices dropped.
